What We Do

Your home improvement project is likely to be the biggest financial investment you are ever going to make, and it’s a one-off opportunity and hence you cannot afford to make mistakes.  Finding and managing contractors can be a foreign experience for those who are not conversant with construction practice and procedures.  Our Stage 3 Service reinforces the Construction drawings by providing additional information that will both assist you in making decisions and ensuring the contractor executes the project as planned.  However, you are advised that this is not an interior design package.  The Project management service offers the broadest service and would represent a small percentage of the overall contract sum, but can save you considerably more in time and money in the long term.

At this stage we will spend time with your ensuring each room and area of the house is perfectly laid out, and this process takes the following format:

Room Layouts:  Each element of the room is drawn up including the floor, ceiling and walls, and we ensure each is considered giving attention to furniture, electrical and lighting designs.  The consequences of building an extension without space planning can be disastrous, expensive to rectify, but most often left to the contractor and the mistakes have to be lived with.

3D Visuals:  Using the latest software we can produce visual perspectives of rooms to offer our clients imagery that is almost picture perfect, and really helps you understand what is being proposed. 

Schedule of Works: This document provides further detailed breakdown of the project and more importantly ensures that during the tender process, all the contractors are pricing on a like-for-like basis.  This is NOT a bill of quantities but is a cost effective method of pricing minor works without the need for a Quantity Surveyor to oversee the works.

Tender Process: Using our panel of experienced and reliable and contractors, together with the clients nominated contractors we aim to obtain competitive quotations and carry out a comparative analysis.

Contract Administration: Using standard legal JCT Contracts, we prepare the contract between the client and contractor, and ensure it is administered with regular monitoring, agreeing variations, interim stage payments snagging inspection and releasing final retention payments.

Site Visits:  This is fundamentally the most important aspect of the service once works are in progress.  You have already appointed a reputable contractor, and the building inspector is checking the works at various stages, but we provide a 3rd line of defence to further ensure the works are carried out as per plan, and possibly to even suggest variations with the client as the works progress.  Variations during construction are extremely common, but with the earlier preparation as above, these can be reduced, saving the client money. 

Project management is often seen as un unnecessary luxury, but really it’s a small price to pay relative to the overall build budget, and it ensures peace of mind for the rest of your life in your home.  Overlook this at your peril..!!

Planning

The realities of planning are never easy. Getting approvals from councils, knowing how to push boundaries and making sure you comply with council guidelines is a proper fight. We have seen it all before and are well trained in dealing with every eventuality. We work hard to make this as seamless as possible for you the home owner.

Party Wall Agreements

Party wall agreements are often overlooked when taking on building projects. We have consistently been dealing with such issues for the last 20 years and can help on any building project that require an agreement to be in place.

Most people by now will have heard about Party Wall Agreements, but will know very little about them or be mis-informed regarding their use and power.  I’m going to attempt to demystify this paranormal legislature that is a mine field for anybody contemplating extending their home, but without getting too technical.
